You'll delve into state and local regulations, manage submissions, and build strong relationships with a range of stakeholders.   • Utilize AI tools and official resources to research local licensing, permitting, and inspection requirements, translating them into actionable plans.
  • Establish trust with city and state agencies through proactive communication, whether by phone, email, or in-person visits, to overcome obstacles and secure approvals.
  • Prepare and submit precise filings—licenses, exemptions, and attachments—and diligently track them until approval is granted.
  • Maintain up-to-date dashboards and documentation, ensuring leadership has real-time insights.
  • Embrace a steep learning curve, particularly in the first 90 days, through direct support, coaching, and tangible achievements.

What You Won’t Be Doing

  • Making assumptions about regulations. You'll receive training to verify facts and address uncertainties.
  • Waiting for directives. This role demands initiative from the outset.
  • Producing meaningless content. We leverage AI for precision, not filler.
  • Getting bogged down in theoretical policy work. You'll address concrete problems in specific jurisdictions.
  • Constantly traveling. Expect travel commitments of two to three weeks per month, with expenses covered.

Regulatory & Permitting Specialist Key Responsibilities Facilitate compliant and timely campus openings by merging AI-driven research with hands-on coordination and persuasive relationship-building. Basic Requirements

  • Reside in the U.S. and possess legal authorization to work without visa sponsorship.
  • Willingness to travel 50-75% of the time across U.S. cities and states.
  • Experience with AI tools like ChatGPT, Perplexity, or Claude for research, writing, or problem-solving.
  • Strong communicator, both verbally and in writing, with confidence and warmth.
  • High degree of follow-through. You view deadlines and deliverables as personal commitments.
  • Attention to detail. No missed attachments, incorrect forms, or careless filings.
  • Quick to learn, especially in unfamiliar systems or ambiguous situations.
  • Comfortable managing multiple timelines and conversations simultaneously.
  • Reliable computer and internet access.

Nice-to-have Requirements
